NASHVILLE, Tenn. — The second phase of the Trinity Flats apartment community in North Nashville is headed to the Metro Planning Commission, with developer Elmington seeking approval to build 161 more units on Old Buena Vista Road.
Elmington has filed a final site plan for the 9.11-acre Phase 2 site at 2608 Old Buena Vista Road. The land is already zoned SP, so the plan approval is the step that would clear the way for the new homes. Commissioners are slated to take it up on their Nov. 12 agenda.
The filing calls for two buildings rising four and five stories. It also lays out 211 surface parking spaces, 39 of them along the street, plus 48 spots for bicycles. Two new public roads joined by a roundabout would run through the property, lined with fresh sidewalks and landscaping.
Phase 1, which covers 184 units on 13.29 acres, is already taking shape. Across both phases, Trinity Flats is approved for 403 apartments in five buildings plus 24 townhomes, offering two-, three- and four-bedroom layouts between Monarch Avenue and Old Buena Vista Road.
The project sits next to two other housing developments near West Trinity Lane. Northview, a joint project of the Clear Blue Company and Urban Campus & Core, is a community for residents 55 and older that leases to households earning up to 80% of the area median income, and Evermere at Trinity, a Dominium project, will hold 233 affordable homes aimed at families at 60% of that median. Together, the three sites are permitted for as many as 931 units.
